The challenge that’s faced many investors that want to
invest in real estate is that it’s through one of two options
each with advantages and disadvantages.
One vehicle is the loan, where the investor gets a security on the property but has to foreclose to get access to the property to collect in the case of non-payment. The other disadvantage is that the investor/lender gets a low fixed rate typically losing out on any opportunity of big wins that the buyer would get.
The second vehicle is the partner/investor sharing in ownership at a certain percentage, sharing in the wins but all of the losses as well. This has the advantage of sharing in the gains of the property but disadvantage of sharing in full losses as well.
Mr. Buyer’s unique approach offers a hybrid of each model to give the investor fairness, transparency and the best of both worlds. We create a unique land trust for each property, giving the investor ownership interest in the property allowing them to be on title with never any foreclosure needed.
A simple Joint Venture agreement explains the plan for the investment, the shares and additionally an interest free mortgage is created on the property as additional security for the investor. This allows for double security for the investor (the mortgage, and being on title). On top of that a third level of security is the fact that we typically buy properties at very low investment to value ratio (between 24-65% in most cases).

Yes! We feel it’s important to share full transparency of all leads you’ve purchased including statuses, due diligence reports, marketing reports, valuations, communications, notes, and any relevant important information to a potential deal from the leads you’re involved in.
At this time because market selection is so involved and requires extensive experience, data analysis, and valuation analysis, we have found it more effective to do this inhouse to increase the consistency of positive results. This may change over time.
It depends on the property and the area. We prefer to outsource to a local successful agent who specializes in this area as well as this type of property. Many times that’s difficult to find. In about 75% of the time we handle the sale inhouse but if there is a good qualified agent locally we would definitely look to offer it to them. Especially if we are doing a lot of business in that area, they can help us on the front end as well as the backend. For example they can help us in deciding if it’s wise to purchase a property and what realistic sales price.
We can’t guarantee how long a deal will take but can give you insight into the typical time frames of each step. Once we receive funds and initiate the process, the mail goes out within 2 weeks. Mail starts to arrive into sellers hands within 30 days after that, and they have a time frame of 45-90 days to accept as our offer has an expiration date on it. We receive responses, including discussions, rejections, counters, and acceptances during that time frame then we review offers, make our counters, and work towards signed P&S agreements over the next 30 days. We typically have a 30 day closing and then immediately place the property on the market for resale of which we price it wholesale to sell fast, expecting 30-60 days to find a buyer, another 30 days to close. Thus the entire process can take from 5-6 months as a realistic timeframe.

We suggest doing a consistent mailer for 3-6 months. Like anything done in marketing consistency and repetition increases your chances of a higher success rate. For example seeing one TV and one time has a low response rate, but several times over a period of time increases your cost/effectiveness ratio. Although we don’t typically mail the same owners more than once, often the sheer increase in mailings over time increases the chances of reaching the “diamonds in the ruff” so to speak.
Check with your Tax Professional about taxes, but we will 1099 you, and would need the 1099 criteria, EIN or TIN as well as full name and address, email, and phone number for you.
You are welcome to fund the deals at another 25% of the profit bringing the total for you at 50%, or we have access to deal funding options either internally or with other outside investors.* *Outside investors’ percentage may vary depending on certain criteria of the deals and current market conditions.
Typical costs include things like title, closing costs, architects, county reports, realtors, perc tests, environmental reports, easements, access modifications, trash removal, etc. Larger or more unique deals may include rezoning, legal or other costs. Our goal is always to maximize both total profit as well as the speed of getting in and out of any one deal as it creates a momentum of investment. Business expenses like phone lines, staff, answering services, software, etc are not expenses and are complementary with your $2 per mailer. Only direct expenses per property would be deducted (i.e. appraisals, land clearing, modifications, architectural work etc.).
No. The investment you make is your ticket to a percentage of profit. This is what gives you the 25% of profit.
We provide a unique reference number on each and every mailer record for tracking. Even if the seller doesn’t provide that reference number we can still pull that record in our CRM associated with the owner and property record by using property address, name or APN (Parcel Number), all of which are also printed on the offers. In some cases we also have a unique phone number for the mailer.
If you are also investing in the opportunity you will be on title as a beneficiary to the land trust with your share spelled out in the land trust. If you are only investing in marketing you will not be.
We accept checks, bank drafts or wire transfers at this time. Credit card processors don’t work with these types of transactions.
